Job Description
JOB SUMMARY:
Under general supervision on an assigned shift to perform a variety of skilled building and community facilities maintenance tasks; work involves regular contact with other departments, divisions and residents; and performs related work as required
Supervision is generally provided by a General Maintenance Foreman or assigned a department foreman. Work is usually performed independently of others but may be part of a small crew.
ESSENTIAL FUNCTIONS:
Monitors and performs regular interior and exterior preventive maintenance at residential and community facilities. Troubleshoots and repairs building electrical, plumbing and mechanical systems, paints interior and exterior surfaces, repairs and/or installs various building components and fixtures including, but not limited to hardware, wallboard, interior and wood trim, weather stripping, rain gutters, downspouts, windows, doors, siding, garage doors, fences and fascia.
Breaks out and removes and/or repairs old decking surfaces and patches concrete. Waterproofs, sands, primes and paints deck surfaces. Applies liquid epoxy to deck surfaces. Repairs or rebuilds wooden structures of bridges, ramps, balconies and decks.
Mixes, grades, sets forms and finishes concrete mortar walls. Repairs and installs mortarless block garden walls and mortarless pavers. Constructs and repairs block walls and operates concrete breaking equipment. Withdraws materials and maintains records.
Removes and replaces vinyl flooring and floor baseboards, bathtub and glass shower enclosures, bathtub and shower ceramic tile surrounds and shower floors. Installs countertops and conducts plumbing, electrical, carpentry and other work associated with countertop installations. Conducts repairs to vinyl floors, glass tub and shower enclosures, bathtub and shower ceramic tile and countertops.
Regular attendance required. All duties performed on-site for the Community.
DESIRABLE QUALIFICATIONS:
Graduation from high school and considerable journeyman level maintenance experience in either the carpentry, plumbing, electrical, building trades, or equivalent combination of education and experience that produces the following:
· Knowledge of the occupational hazards and safety precautions of the job.
· Knowledge of the standard practices, methods, processes, tools, machines and materials of building maintenance equipment and operations.
· Ability to adapt available tools and repair parts to specific repair problems.
· Ability to operate equipment that requires a high degree of manipulative skill.
· Ability to work from sketches and drawings and to understand and carry out oral and written instructions.
· Ability to read and write work-related job instructions in English.
· Ability to communicate effectively with others in English.
· Ability to establish and maintain effective working relationships with others.
· Ability to understand and relate to the needs and concerns of senior citizens.
· Ability as specified for either the class of Maintenance Carpenter, Maintenance Plumber, Maintenance Electrician; ability to learn the basic principles and practices of the other building trades.
· Skill in the use and care of tools, materials and equipment used in the building maintenance trades.
SPECIAL REQUIREMENT
· Possession of a valid California driver's license.
· Ability to pass respiratory pulmonary function test.
· Ability to pass qualitative and/or quantitative respirator fit test.
